Minutes of our June 2, 2005

Tim & Mandy Gibson were away on vacation therefore Diane Kocienda was asked to run this meeting of the Modifications Committee.

In attendance were: Diane Kocienda, Wendy Dong, David Jones & Ken Houck.

First order of business: Letters sent out to Tarragon homeowners requesting approval applications for items not found in files. In response to those letters we received between 40-50 phone calls. Most of the calls were regarding Lawn Ornaments; "they didn't know what we were referring too; they don't have lawn ornaments; what are lawn ornaments, etc." We also received a few returned applications, some with the same comments. Discussed was the fact that a lot of the surveying was done initially under the standards that "no ornaments were allowed" and we have since adopted something different. Unfortunately it was decided to try and avoid some of this when we send the rest of the letters we will have to go out and resurvey our areas to determine what is truly there.

STANDARD READS: LAWN ORNAMENTS OVER 18" IN HEIGHT AND WIDTH, IN QUANTITIES OF MORE THAN 6 REGARDLESS OF SIZE. ONE (1) OF EACH OF THE FOLLOWING: NAME & ADDRESS; WELCOME SIGN; PLUS (1) SECURITY SIGN, NONE CAN BE MORE THAN 18". If these signs are larger then 18" then they also must be approved.

Zydor, 1703 Winsloe Dr, Lot 194 - Tiki Huts. Mr. Zydor has finally responded to our many letters regarding the Tiki Huts on his property. He submitted an application to have them approved. It was discussed and decided that "unattached structures" are not allowed in the community and therefore we must disapprove his request.

Garcia, 2047 Cardamon Dr., Lot 804 - Cutting down of large oak tree (over 4"). Committee feels that the Pasco county law will require them to replace this with another type of tree, although we are not clear as to whether they will be required to replace the tree in the same place or someplace else on the property. In reading our rules we do not say that the removal of a tree needs to be replaced with a tree in the same spot. All we seem to require is that another landscape plan be submitted for approval if they decide to plant something different.

Discussed and put on hold pending more information; Giamo, Colwell, Lopez

Still open pending contact with homeowner: Byrkit, Redmon

New business: Gandley - submitted several pages of paint colors printed from computer. Wendy is bringing our Color book to homeowner so they can make a selection from that and then resubmit.
