Modifications - Architectural Standards
Fences in Tarragon shall be composed of black vinyl clad chain link.
In addition to the above, fences shall be set back a minimum of:
No fence shall be more than four (4') feet high. No fence shall be located in the front yard of any lot. All fences shall be fully landscaped so as not to be visible from the street.
Basketball Hoops -Must be portable "basketball systems". Such systems should not be used in the streets or block sidewalks. They should also be placed in a safe position when the area is under a "Hurricane Watch". Basketball systems must receive the prior review and approval of the Modifications Committee.
Flagpoles - May be free standing, however they should be adequately installed and not to exceed twenty five (25') feet. Flagpoles must receive the prior review and approval of the Modifications Committee.
Playgym / Swing Sets - The installation of stationary wood or metal play gyms or swing sets require the prior approval of the Modifications Committee. Plans should be submitted as to the type, size and placement of these sets. Placement is preferred in the rear yard of the home and should not interfere with a neighbor's privacy or view; they should also be shielded where possible with shrubbery so as not to be seen from the street. They are to be properly maintained, painted, stained and free from rust. Broken or damaged sets are to be removed and/or replaced as soon as possible. Loose and / or removable sections, such as swing seats and bars should be removed during storms and hurricanes.
Landscaping - To preserve the aesthetic appearance of the community, no landscaping, grading, excavation or filling of any nature shall be implemented or installed until the plans have been submitted and approved by the Modifications Committee. Diagrams or survey should be provided. Approval is not necessary for the planting of annual or perennial flowers within the perimeters of existing landscaping beds. Approval is also not required for the replacement of like kind of any bush, shrub or tree that was removed due to damage or disease.
All landscaping including bushes, hedges, trees, flowers are to be kept trimmed and free of dead branches. Property is to be kept free of weeds and debris at all times. Trees, bushes and shrubs planted along sidewalks are to be trimmed so that they do not intrude on the sidewalk space or present a hazard for people who are using the sidewalk. There is to be nothing growing around or near the mailbox opening or flag, or anything which obscures the box number.
Lawn Ornaments - Lawn ornaments over eighteen (18") inches in height or width must have approval from the Modifications Committee. A picture, sketch and placement information should be submitted to the Committee for review before installation. Lawn ornaments in quantities of more than six (6) regardless of size must be submitted for approval along with a picture, sketch and placement information. A Name and Address sign and a welcome sign is allowed without approval provided they are limited to one (1) of each and must not be more the eighteen (18") inches in height. One (1) security sign (e.g., ADT or Brinks) is allowed without prior approval and also must be within the eighteen (18") inches height limit. No other signs, except approved "For Sale" signs are allowed.
Ponds and Water Fountains - All ponds and water fountains must be submitted to the Modifications Committee for review and approval prior to installation. Plans, pictures, sketches must be submitted. Any pump mechanism required for any pond or water fountain must be concealed from view by shrubbery. Any pond or fountain over two (2') feet deep will be considered as a pool and must meet the requirements of a pool and also requires a Pasco County permit, in which case a copy of the permit should be provided to the Modifications Committee.
Wells - Irrigation wells must have Modifications Committee approval. Plans, sketches or drawings showing the location of the well on the property should be attached to the application. A well, if approved must be used for lawn irrigation only and should be located so it is not visible from the street or must be shielded by shrubbery. A copy of the Southwest Florida Water Management District (SwiftMUD) permit number is to be forwarded to the Modifications Committee when work commences.
Sidewalks and Driveways - Sidewalks and driveways shall not be painted or stained to create an appearance which does not conform to the standard concrete coloration of the surrounding sidewalks and driveways. Driveway extensions and modifications require the review and approval of the Modifications Committee. A copy of the Pasco County permit number is to be forwarded to the MC when work commences.
Repainting of house - colors swatches must be submitted to the Modifications Committee for approval before painting commences. Paint colors must conform to the existing color pallet within the community. Emphasis will be on neighboring houses having differing color combinations
Solar panels - Solar panels must have Modifications Committee approval before installation. A drawing or sketch should accompany application showing the placement of panels on the roof. In order to maintain the aesthetic appearance of the community they should be placed either in the back or side of the house so they are less obvious from the street. A copy of the Pasco County permit number is to be forwarded to the Modifications Committee when work commences.
Landscape curbing - Application for color and design of curbing needs to have Modifications Committee approval. Curbing placed around landscape beds enhance the neatness and makes edging easier.
Structural Additions - All structural additions must have Modifications Committee approval prior to construction. Submit plans, use of addition, property survey, and color swatches of any paint. A copy of the Pasco County permit number is to be forwarded to the Modifications Committee when work commences.
Pool - Swimming pools require Modifications Committee approval prior to construction. Submit plans for pool, screen cage and child protective devices. All pool pump equipment is to be shielded by shrubbery. Contractors should be made aware of requirements to properly dispose of acid washes so such water is removed and not washed down storm drains or otherwise into Fox Wood or Trinity waterways. Contractors should also be aware of requirements to adequately protect sidewalks with steel plates, lumber or substantial plywood, and to remove it at the end of each work day so the sidewalk is not impeded in keeping with the American for Disabilities Act. A copy of the Pasco County permit number is to be forwarded to the Modifications Committee when work commences.
Spa - Spas & Hot Tubs require Modifications Committee approval. Submit plans including placement on property. Spas and Hot Tubs will be considered the same as pools for the purpose of safety, therefore they are to be placed in an enclosed area. A Pasco County permit number is to be submitted to the Modification Committee when work commences.
Ground / Landscape Lighting - Application for ground or landscaping lighting must be submitted to the Modifications Committee along with plans, sketch or drawing as to the placement, height and type of lights that are being installed, prior to installation. (Approval is not necessary for seasonal lighting for Halloween, between Oct. 15th and Nov. 1; Holiday lighting between Thanksgiving and January 10th).
PODS - Temporary storage containers, such as "Portable on Demand Storage", may be utilized for a period of seven (7) calendar days without approval, however any usage beyond seven (7) days requires the prior review and approval of the Modifications Committee.
Storm Shutters: The job of any storm shutter is to protect your glass areas from breakage when hit by flying debris. There are many styles and types of both permanent and temporary shutters.
Screening (front porch, doors, garage): Screening of front porch areas is not allowed within the community in order to maintain the architectural integrity and a uniform appearance of Fox Wood. Screen doors on entryways and on garages must have prior Modifications Committee approval. Submit plans, sketch, or drawing with applications. Front doors that are screened should be in colors that are acceptable and should be compatible with the door and door jam assembly.
Satellite Dishes: [10.03.12 and amendment dated 7/18/97 replacing 10.03.12] Property owners are permitted to install satellite dishes or antennas on a permanent basis provided the satellite dish or antenna complies with the Telecommunications Act of 1996, part II of Title III, Section 207.
